THIS INDENTURE made the 16th day of November in the year of Our Lord 1824 BETWEEN John Wallis Hicks Farmer a bachelor and Mary Hicks spinster both of the Parish of Bodmin in the County of Cornwall Son and daughter of Thomas Hicks of Boscarne and Mary Ann his wife both deceased of the one part and Richard Coom of the Borough of Bodmin in the said County Gentleman WITNESSETH that the said John Wallis Hicks and Mary Hicks in the consideration of the sum of £2900 to them in hand paid by the said Richard Coom the receipt whereof the said John Wallis Hicks and Mary Hicks do hereby acknowledge and thereof DO acquit release and discharge the said Richard Coom his Heirs Executors and Administrators and every of them for ever by these presents THEY the said John Wallis Hicks and Mary Hicks HAVE and each of them HATH given granted sold aliened enffeofed and conveyed appointed satisfied and confirmed and by these presents DO and each of them DOTH give grant sell alien enffeofe and convey appoint ratify and confirm unto the said Richard Coom his Heirs and Assigns ALL those several Messuages Tenements Lands Woods and Hereditaments in the said County of Cornwall hereinafter mentioned that is to say HIGHER CADNIN in the Parish of Lanivet in the said County of Cornwall now in the occupation of James Greenwood with all other premises held by them therewith LOWER POLGLAZE in the Parish of Saint Veep in the said County of Cornwall in the occupation of John Serpell PRINZEY in the said Parish of Saint Veep in the occupation of John Brown ALL that his her and their part of BRIGHTON WOOD in the said Parish of Saint Veep TWO FIELDS formerly on e field called NUT PARKS in the parish of Lantaglos by Fowey in the said County of Cornwall and now or late in the occupation of Joseph Alford Together with all ways paths passages commons commons of pasture and turbary woods trees saplings underwoods waters watercourses and pools of water emoluments advantages rights members and appurtenances whatsoever to the said several messuages tenements lands woods hereditaments and premises and the ground and soil to the said wood belonging incident or in anywise appertaining or now or any time heretofore held used occupied or enjoyed to or with the same or any part thereof as part parcel or member thereof respectively and the Reversion and Reverrsions and Remainder and Remainders Rents and Services and also all the Estate Right Title Term Interest Claim and Demand whatsoever of them John Wallis Hicks and Mary Hicks or either of them of in or out of the said several Hereditaments and Premises or any part thereof TOGETHER WITH ALL Deeds Wills papers and writings whatsoever now in the custody power or possession of the said John Wallis Hicks and Mary Hicks or either of them touching or concerning the same or any part thereof TO HAVE AND TO HOLD the said several Hereditaments and Premises with their Appurtenances unto the said Richard Coom his Heirs and Assigns TO the only proper use and behoof of the said Richard Coom his Heirs and Assigns for ever AND the said John Wallis Hicks and Mary Hicks for themselves their Heirs Executors and Administrators do and each of them doth hereby covenant promise and agree to and with the said Richard Coom his Heirs and Assigns that they the said John Wallis Hicks and Mary Hicks now are or one of them now is lawfully and rightfully seized of the said several Hereditaments and Premises of and in a pure absolute and indefeasible Estate of Inheritance in Fee Simple without any Condition Contingent Proviso Power of Limitation or Revocation of any Use or Uses or either or other restraint Matter or Thing whatsoever to alter change charge determine lessen incumber defeat or make void the same AND also that they the said John Wallis Hicks and Mary Hicks hath in himself or herself good right full power and lawful and absolute authority to grant and convey all and singular the said several Hereditaments and Premises with their Appurtenances unto the said Richard Coom his Heirs and Assigns in manner aforesaid and that the said Richard Coom his Heirs and Assigns shall and may at all times for ever hereafter peaceably and quietly have hold occupy possess and enjoy all and singular and the said several Hereditaments and Premises with their Appurtenances without let trouble hinderance molestation interruption or denial of them the said John Wallis Hicks and Mary Hicks or either of them their or either of their Heirs or Assigns or any other person or persons whomsoever and that freed or discharged or otherwise well and sufficiently saved and kept harmless and indemnified of from and against all former gifts grants bargains sales wills entails annuities charges and incumbrances whatsoever AND FURTHER that they the said John Wallis Hicks and Mary Hicks and their Heirs and all and every other person or persons having or claiming any Estate Right Title or Interest of in or to the said several Hereditaments and Premises or any part thereof by from or under him her or them shall and will from time to time and at all times hereafter upon the reasonable request and at the costs and charges of the said Richard Coom his Heirs or Assigns make do and execute and cause and procure to be made done and executed all and every such further and other lawful and reasonable Act and Acts Thing and Things Devices Deeds Conveyances and Assurances in the law whatsoever for the further better and more perfectly granting conveying and assuring of all and singular the said several Hereditaments and Premises with their Appurtenances unto the said Richard Coom his Heirs and Assigns to the only proper use and behoof of the said Richard Coom his Heirs and Assigns for ever according to the true intent and meaning of these presents as by the said Richard Coom his Heirs and Assigns or his Counsel shall be reasonably devised or advised and required IN WITNESS whereof the parties aforesaid to these presents (written on 2 skins of parchment stamped with the proper advalorem duty) have hereto set their hands and seals the day and year first above written
