This Indenture made the 1stday of may in the year of our lord 1827 BETWEEN THE RIGHT HONOURABLE FRANCIS LORD DE DUNSTANVILLE AND BASSETT of the one part and REUBEN MAGOR (Dinah May crossed through of the parish of Senan Arworthal widow MMc) of the town of Redruth Cornwall Esquire of the other part WITNESSETH that as well for and in consideration of the sum of £130 and ONE GUINEA for Lady deDunstanville and Bassett of Lawful money of Great Britain to the said Lord deDunstanville and Bassett in hand well and truly paid by the said Dinah may at or before the sealing and delivery of these presents the receipt whereof he the said Francis Lord deDunstanville and Bassett doth hereby acknowledge is also in consideration of the rent and covenant hereafter reserved on the part of the said Reuben Magor her executors administrators and assigns to be paid and performed He the said Francis Lord deDunstanville and Bassett HATH granted and demised and hereby by these presents DOTH grant and demise unto the said Dinah May her Heirs Executors Administrators and Assigns ALL those three plots of ground on the Common Down called Perran Down parcel of the Manor Arworthal situate lying and being within the Parish of Perran Arworthal aforesaid (that is to say) one plot containing 71½ perches of ground near the pound of the said Manor on the North and near the Turnpike road leading to Penryn and a moor or orchard part of Melinkey Tenement containing about 252 poles or perches of land next and adjoining on the west to the before mentioned plot of ground and on the north of the aforesaid Turnpike Road the northwest corner whereof extending to the Well there called the Middle Well on the said Down and the south west corner thereof near the Turnpike Road leading to Helston AND one other plot containing about 200 perches of land lying about 18 feet from the said well and on the south west on the said common the same stand TOGETHER with all houses outhouses and buildings erected on and to the said premises belonging ALL which said premises were formerly in the possession of Thomas Treweeke then of Elizabeth Treweeke his widow late of (gap MMc) Lawrence and now of her the said Dinah May her Tenant or Undertenant Together with all and singular the appurtenance to the same premises belonging or appertaining EXCEPT and always reserved out of the demised hereby made all woods underwoods trees and saplings now growing or being or which shall or may hereafter grow or be in or upon the hereby demised premises AND ALSO all mines metals mineral quarries of stone and slate and all clay within or under the same together with full power and authority to and for the said Francis Lord deDunstanville and Bassett his heirs and assigns and his and their respective agents servants and workmen as well on foot as on horseback and with horses cattle carts and carriages from time to time to enter into and upon the said hereby demised premises to view survey examine lop back cut down and carry away the said wood underwood trees and saplings to dig and work the said mines and quarries and dress and prepare the ores metals and minerals stone slate and clay to begotten thereout respectively and to take and carry away the same AND ALSO free liberty to erect on the said premises or any part thereof any engines houses or other buildings for the working converting or working the same merchantable or for storing or keeping the same before the removal thereof AND ALSO free liberty if ingress and regress to and for the said Francis Lord deDunstanville and Bassett his heirs and assigns and his or their agents servants and workmen into through and over the said premises or any part thereof with or without horses carts and carriages for the purpose of carrying away the timber ores metals minerals stone or clay to be gotten or raised within or upon any other of the lands of the said Francis Lord deDunstanville and Bassett his heirs or assigns not comprised in the hereby demise hereby made as aforesaid AND ALSO except and reserved as aforesaid all springs and streams of water within under or upon the said hereby demised premises together with full power and authority to and for the said Francis Lord deDunstanville and Bassett his heirs and assigns to lead and divert the same or any other springs or streams of water over or through the said hereby demised premises or any part or parts thereof and to form cuts trenches channels or watercourses for that purpose in such manner as he or they respectively shall think meet AND ALSO full liberty power and authority to and for the said Francis Lord deDunstanville and Bassett heirs and assigns and his and their respective gamekeepers servants company and retinue as well on foot as on horseback to hunt hawk fowl or fish in upon through or over the said demised premises at his and their respective will and pleasure TO HAVE AND TO HOLD all the said premises hereinbefore mentioned or intended to be hereby demised unto the said Dinah May her executors administrators and assigns for the term of 99 years to be complete from and immediately after the death of Thomas Treweeke the only now existing life of the said premises If the said Dinah May now aged about 32 years and Richard May her son aged about 9 years or either of them shall so long live YIELDING AND PAYING therefore yearly and every year during the continuance of the said term of 99 years hereby granted unto the said Francis Lord deDunstanville and Bassett his heirs and assigns the yearly rent or term of seven shillings and six pence of lawful money of Great Britain at or on Ladyday Midsummer day Michaelmas day and Christmas dayin every year by equal portions free and clear of and from the land tax and all other parliamentary parochial and other taxes rates and assessments whatsoever AND ALSO yielding doing and performing during the said term the usual and accustomed suits and services to the court and courts to be from time to time holden for the Manor of Perran Anworthal AND ALSO yielding and doing the usual suit at the mill or mills of the said Francis Lord deDunstaville and Bassett his heirs or assigns within the said manor AND the said Dinah May for her self her Heirs Executors Administrators and Assigns shall and will well and truly pay or cause to be paid unto the said Francis Lord deDunstanville and Bassett his heirs or assigns and his or their respective steward or agent from time to time during the said term hereby granted erect or build or cause or suffer to be erected or built on the aforesaid premises or any part thereof any houses or buildings whatsoever or cause or suffer to be made any other material alteration in the said hereby demised premises without the consent in writing of the said Francis Lord deDunstanville his heirs or assigns for that purpose first had and obtained AND MOREOVER that she the said Dinah May her Heirs Executors Administrators and Assigns shall and will her and their own expense at all times during the said term well and sufficiently maintain and keep all and singular the houses and buildings and also the hedges ditches gates stiles and fences of upon within or belonging to the said hereby demised premises in good and sufficient repair AND the said hereby demised lands and every of them shall and will during the said term manage manure and cultivate according to the due and regular course of husbandry and the best approved method of agriculture in the neighbourhood thereof and keep the same in good heart and condition AND the said Francis Lord deDunstanville for himself his HEIRS Executors Administrators and Assigns doth hereby covenant promise and agree to and with the said Dinah May her Heirs Executors Administrators and Assigns THAT she the said Dinah May her Heirs Executors Administrators and Assigns paying thereout and doing the suits hereby respectively reserved and performing and keeping all the covenants and agreements hereinbefore contained on her and their part shall or lawfully may peaceably and quietly have hold use occupy possess and enjoy all the said hereby demised premises for and during the term hereby granted determinable as aforesaid without the lawful let suit interruption disturbance or denial of him the said Francis Lord deDunstanville and Bassett his heirs and assigns PROVIDED ALWAYS and it is hereby agreed and declared by and between the said parties to these presents that in case the said rent or yearly sum of seven shillings and sixpence hereby reserved or any part thereof shall be behind and unpaid by the space of 21 days next over or after any of the said days or times hereinbefore appointed for payment thereof as aforesaid (being lawfully demanded) OR if the said Dinah May her Heirs Executors Administartors and Assigns shall commit any waste in or upon the said hereby demised that or in either of those cases and thenceforth it shall and may be lawful to and for the said Francis Lord deDunstanville and Bassett his heirs or assigns by any writing by or under his hand and seal or hands and seals absolutely to revoke determine and make void these presents and the term hereby created as well at equity as at law And then and thereupon all or any of the said hereby demised premises in the name of the whole to re-enter and the same to re-possess and enjoy as in his or their first and former estate and estates IN WITNESS whereof the parties aforesaid to these presents have hereunto set their hands and seals the day and year first above written

(I believe that this is a document that has been used by a Clerk to draw up a later document and that is why Dinah May's name has been crossed out and replaced in a different hand with Reuben Magor's name. This means, for anyone researching Reuben, the dates may throw you and it will refer to the same property at a later date, educated guess MMc)
