THIS INDENTURE MADE the 22nd day of April in the year of Our Lord 1842 BETWEEN WILLIAM BULLER of the Parish of Endellion in the County of Cornwall Yeoman of the one part and WILLIAM GRAY of the same Parish Yeoman of the other part WITNESSETH that for and in consideration of the yearly rent and of the Covenant and Agreements hereinafter contained and which on the part and behalf of the said William Gray his Executors and Administrators are to be paid done and performed HE the said William Buller HATH granted demised and levied And by these presents DOTH grant demise and lease unto the said William Gray his Executors Administrators and Assigns ALL that Dwelling House known by the name of BULLERS HOUSE situate lying and being in the village of Trewethick within the said Parish of Endellion now in the occupation of the said William Buller AND ALSO all that one Little Meadow adjoining to the said Dwelling House and garden and now in the occupation of the said William Gray AND ALSO ALL that piece or plot of ground known by the name of LITTLE PENNY PIECE now in the occupation of the said William Gray containing by estimation about 20 yards of Land be the same more or less Together with all ways paths passages easements profits commodities advantages and appurtenances to the said several premises hereby demised and every part thereof TO HAVE AND TO HOLD the premises mentioned and intended to be hereby demised and every part thereof with the appurtenances unto the said William Gray his Executors Administrators and Assigns from the 25th day of March last for assuring and unto the full end and term of 50 years thence next ensuing fully to be complete and ended If the Estate Interest of the said William Buller shall so long continue therein He the said William Gray his Executors Administrators and Assigns YIELDING AND PAYING therefore yearly and every year during the said Term for all every and singular the premises hereby demised or intended so to be unto the said William Buller and his Assigns during the Term of his Natural Life the clear yearly rent or sum of £10 of lawful money of Great Britain by equal quarterly payments (that is to say) on Christmas Day Ladyday Midsummer day and Michaelmas Day in every year so long as the said William Buller shall live but no longer the first payment thereof to become payable on Midsummer day next ensuing the date hereof AND the said William Gray doth hereby for himself his Heirs Executors and Administrators Covenant promise and agree to and with the said William Buller and his Assigns in manner following (that is to say) That he the said William Gray his Executors and Administrators shall and will yearly and every year during the continuance of the said Term (if the said William Buller shall so long happen to live) pay unto the said William Buller and his Assigns the said yearly rent of £10 by equal quarterly payments as aforesaid According to the true intent and meaning of these presents AND ALSO shall and will at all times during the said Term bear pay and discharge all and all manner of rates taxes tithes impositions and outgoings whatsoever now or hereafter shall be taxed charged assessed or imposed upon the said demised premises or any part thereof by the Authority of Parliament or otherwise howsoever AND ALSO that the said William Buller shall during the term of his Natural Life have full liberty to live in use occupy possess and enjoy the said Dwelling House now in the occupation of the said William Buller Together with the Garden thereunto belonging free and clear of and from all rent rates taxes charges or payments whatsoever PROVIDING ALWAYS and it is hereby declared and agreed That if the said yearly rent or any part thereof respectively shall be behind and unpaid for the space of 30 days next after either of the days of payment aforesaid the same being lawfully demanded OR if the said William Gray his Executors and Administrators shall fail in the due observance of the Covenants hereinafter continued Then it shall be lawful to and for the said William Buller and his Assigns into and upon the said premises to enter the same to have again repossess and enjoy as if the present demise had never been made anything herein contained to the writing notwithstanding AND the said William Buller doth hereby for himself his Executors Administrators and Assigns Covenant promise and agree with and to the said William Gray his Executors and Administrators That he the said William Gray his Heirs Executors and Administrators by and under the due payment observance and performance of the Rent Covenants Conditions and Agreements hereinbefore reserved Expressed and contained shall and lawfully may peaceably and quietly have hold use occupy possess and enjoy the premises hereby demised during the said Term hereby granted without the lawful let suit trouble denial interruption or disturbance of the said William Buller his Executors and Administrators or any other person or persons whomsoever IN WITNESS whereof the parties aforesaid to these presents their hands and seals have set the day and year first above written
